Hill is providing owner’s representative services to the Town of Wellesley for a renovation project at the historic Wellesley Town Hall. The 24,000 SF, two-story Town Hall is an iconic Romanesque Revival structure built of granite rubble and red sandstone with a red slate and red copper roof. The building includes many decorative features, such as round towers, stepped gables, porticos, balustrades, columns, a large clock, and copper finials. Inside, the Town Hall features offices, meeting spaces, and space for Town records.
The facility was constructed in two parts, the “Library” and the “Town Hall,” between 1881 and 1885 and has undergone several interior and exterior renovations through the years. The Town’s current project aims to improve interior conditions for employees and visitors, make the building more accessible and sustainable, improve security, emphasize the architectural and cultural significance of key interior spaces, and promote building longevity. The scope includes selective demolition and replacement of the connecting core floors between the two building sections, spatial reconfiguration, new finishes throughout, limited entrance and site work, and replacement of all mechanical, electrical, and plumbing systems. Construction is expected to conclude in 2024.
As owner’s representative, Hill is helping the Town develop a strong construction team and monitoring for compliance with all goals established for the renovation project. Specifically, the Hill team is helping manage the project’s schedule, overseeing construction, coordinating work among members of the project team and stakeholders, implementing document controls and a robust communications plan, promoting site safety, and reporting on quality, cost, and schedule performance. Additionally, Hill is leveraging years of experience supporting municipal building projects throughout New England to make recommendations and offer timely guidance to prevent cost overruns, reduce risk, and help ensure the project meets the Town’s expectations.
