Located at the bustling intersection of Calle de Génova and Paseo de la Castellana in the heart of Spain’s capital city, Mutua Madrileña’s renovated Torres de Colón building stands out as a distinct and striking feature of Madrid’s cityscape. The renewed towers rise 117 meters and feature approx. 20,000 sqm of office space over 30 floors as well as 6 belowground levels. The new 15,000 sqm façade integrates with other structures around the Plaza de Colón. In addition, the renewed building boasts state-of-the-art facilities, WELL Platinum and LEED Gold certifications, and recognition as a nearly zero energy building (NZEB), highlighting the sustainability of the property and the project.
Because of the Torres de Colón building’s unique “suspended” structure, its busy location, and, at nearly 50 years old, its age, the renovation presented numerous technical and logistical challenges for Mutua Madrileña’s project team. To help overcome these challenges and promote project success, Hill International managed the Torres de Colón renovation from initial design through to final delivery. According to Senior Project Manager Helena Sanchez, Hill’s management approach involved creating a clear and unified roadmap at the project’s outset for all of its stakeholders. “By integrating the project’s many elements and risks, as well as our client’s requirements, into our project management plan and master schedule, we delivered accessible tools that the entire project team could use to plan and execute their responsibilities in a timely and well-coordinated manner,” she says.
In addition to Hill’s project management plan and master schedule, our team provided continuous monitoring and analysis of the project’s progress and regular reporting to Mutua Madrileña. With this management support, the project team was able to identify and mitigate risks early and incorporate scope enhancements and expansions without adverse budget impacts. “The challenges we had to overcome make the project’s ultimate success that much more satisfying,” Helena adds.
