Hill provided construction management services for the modernization of Building 48 at the Denver Federal Center (DFC) campus. The renovation mitigated leasing costs for the federal government’s Interior Business Center (IBC) and delivered a sustainable and efficient office space.
The project involved the complete renovation of a vacant warehouse into a class A, net zero energy office building for the sole use of the IBC. Work was divided into three distinct components. First, the project team remediated the site, including two outbuildings as well as Building 48, to remove hazardous materials related to the building’s original mission as a munitions plant. Next, GSA’s project team completed structural repairs, architectural upgrades, and new utility connections. Concurrently with the structural work, the project team enhanced the building’s interior and exterior with new control systems, a new fire suppression system, new elevators, improved landscaping, and a new parking lot. The project also encompassed a variety of sustainability features, including construction pollution prevention, light pollution reduction, daylighting, a green cleaning program, efficient waste management and recycling, renewable energy production via rooftop solar panels, indoor and outdoor water use reduction, electric car charging stations in the new parking lot, and indoor air quality management.
Following substantial completion in September 2024, Building 48 provides approximately 149,000 SF of class A office space tailored to the needs of the IBC and featuring cutting-edge sustainability improvements and the latest in energy efficient systems.
Hill provided construction management services during the entire project life cycle, from acquisition and mobilization through design, construction, commissioning, and closeout. The Hill team managed the project schedule and costs, maintained project records, inspected work, and reported on progress to promote adherence with GSA and IBC requirements.
