FARO Office Building

Ardian Real Estate is undertaking a comprehensive renovation of a 14-story, 14,000 SM office building located in downtown Madrid near the Méndez Alvaro transit hub and the M-30 ring road. Formerly known as Retama 3, the renovated building will be called FARO. Designed by Madrid-based GCA Architects, the renovation project will deliver a variety of sustainability features, upgraded building systems, and enhancements for end-user comfort.

New features will include vegetation and green space throughout the building, a façade with horizontal and vertical aluminum slats to control daylighting, smart elevators, an enhanced security system, tenant-controlled LED lighting, energy-consumption control devices integrated into the new digital twin building management system, and a high-efficiency heating, ventilation, and air conditioning system. In addition, Ardian has targeted multiple certifications with organizations that measure sustainability, digitalization, and end-user wellbeing in the built environment. The project is currently under construction and is expected to be completed by late 2024.

As project manager, Hill has helped Ardian define and achieve their goals for the project, including their ambitious sustainability targets. To do so, the Hill team led procurement to identify engineering consultants with the qualifications and experience to realize Ardian’s vision. Hill has also monitored the certification processes through design, pre-construction, and construction and verified that all design and construction documents conform to accreditation score matrices. As a result of the Hill team’s efforts, the FARO Office Building project is on track to achieve Ardian’s target LEED Platinum, BREEAM Excellent, WELL Core Gold, AIS, SmartScore Gold, and Wiredscore Platinum certifications, as well as a net-zero carbon rating. Notably, Faro will be the first net-zero carbon building in Spain, the sixth building in Spain to achieve SmartScore Gold certification, and the second tower in Spain to achieve SmartScore Gold certification. Hill continues to provide document control, site supervision, cost and schedule controls, and other project management services to confirm the project meets contractual requirements and Ardian’s expectations.
